Sales Options

Two different payment options are available for either completed or off-plan (early stage of development or part-built) apartments. A €2,000 deposit is payable within 5 days of signing the relevant deposit agreement for the reservation of an apartment which serves as a guarantee to both buyer and seller.

You may reserve an apartment by completing a reservation form which can be found in the Apartments/Contacts section. A copy of the Deposit Agreement can also be obtained by clicking on the relevant link on this page.

Buyer’s protection

Following reservation of an apartment, the buyer has a 21-day period to have the relevant documents in respect of the apartment checked and then sign the preliminary contract. During this period, the seller cannot sell the property to another party.

Off-plan purchase

In circumstances of rising property prices of residential properties, serious consideration should be given to the commercial benefits that buying an apartment \'off plan\' offers. In essence, an off-plan purchase helps a buyer fix the price per square meter as at the date of the signing of the preliminary contract. In this way a purchaser can take advantage of the rise of the price of real estate between the date of signing of the preliminary contract and the date on which full title in the property is transferred to it.

A summary of some typical Purchase Plans is provided below:

A typical payment schedule is given below:

· 30% when signing the preliminary contract

· 50% upon completion of the construction of the framework and roof

· 20% upon completion of the apartment

Purchasing a part-completed property

· 70% of the total property value is payable upon signing the preliminary contract

· 30% remaining will be paid upon signing the final contract.

Purchasing a completed property

When purchasing a completed apartment the full amount of the selling price is payable upon signing the final contract.

Note to Buyers

Whichever phase of development you choose to purchase in, you are advised to be aware of estate agent, notarial, state and legal fees that may be payable by the purchaser in accordance with Bulgarian legislation.

Furnishing and Real Estate Management

As things do not end with the purchase of your property, you will benefit from a furnishing and a management services agreement pursuant to which furniture of your choice, porterage, maintenance, repair, cleaning and in some circumstances rental services may be provided to you.
